About Us

Pleasant Valley Homes, Inc., based in Pine Grove, Pennsylvania, is a family-owned and operated wholesale modular home producer. We leverage over thirty years of quality, experience and ability to deliver the best modular building solutions to today’s homebuyers. Every home we build is designed and precision-engineered in-house, and constructed in our state-of-the-art manufacturing facility, built in 2004. We combine unparalleled construction specifications with superior design, the latest technology and skilled craftsmanship to provide builders and their homebuyers with a home that is simply better-made, energy-efficient and that offers superior comfort and value.

Who We Are


Chief Executive Officer

Wayne Fanelli

Wayne brings over forty years of industry experience to bear every day at Pleasant Valley.  He began his career in the factory-built housing industry in the mid-1970’s, managing sales and daily operations at manufactured home stores in western Pennsylvania.  In 1982, he co-founded Pine Grove Manufactured Homes, which became one of the most respected and sought-after producers of HUD-Code single-section and multi-section manufactured homes in the nation.  In the early 2000’s, a newly-built manufacturing center began production of custom modular homes as Pleasant Valley Homes.   A decade later, Pleasant Valley has become a premier builder of custom modular homes in the northeast and mid-Atlantic United States.

Vice President

Lee Fanelli

Also with over forty years of industry experience, Lee oversees all production and quality control operations—including procurement, engineering, all aspects of construction, and quality assurance.  In the 1970’s, Lee began his career leading field-installation crews that specialized in the on-site erection and completion of manufactured and modular homes.  Over the years, Lee has overseen thousands of projects throughout Pennsylvania, West Virginia, Ohio and Maryland, and he brings the resultant knowledge and experience to work every day in our manufacturing center.

Jason Schach

Since 1995, Jason has been an integral part of daily operations. For over 15 years, Jason has directed all of our engineering, code, and quality assurance efforts. Jason and his team work directly with the sales and home production teams to ensure that every home is engineered with precision, compliant with federal, state, and local codes, and built to our high quality standards.

Manager of Factory Operations

Robert Miller

Rob has been a leader of Pleasant Valley's manufacturing operations for over a decade. Prior to joining Pleasant Valley, Rob was the Senior Construction Project Manager for a distinguished central Pennsylvania home builder and developer. Rob collaborates with other leaders across product development, supplier relationships, procurement, logistics, and workforce development.

Business Development & General Counsel

Nick Fanelli

Nick has a multi-faceted role at Pleasant Valley, responsible for the organization’s business development and marketing efforts as well as overseeing all legal matters on a day-to-day basis.

Procurement Manager

Jim Miller

With thirty plus years of industry experience, Jim has worked on both the manufacturing and supplier sides of our industry. The contacts that he has developed over the years brings superior knowledge to the challenging demands now required for our business. Jim and his dedicated team are a core underlying strength to our organization.

Ted Salamak, an industry veteran, is a Sales Manager who has been with us since the Pleasant Valley brand was founded. Ted's experience includes wholesale and retail operations. Customer-focused, Ted is eager to work with our builders and retailers to deliver the best home-buying solutions to our future home owners.

Jeff Zimmerman is a Sales Manager and has been with the company for over three decades. Jeff brings comprehensive product knowledge, engineering experience, and an extensive understanding of construction codes and standards to serve his builders.

Rodney Updegrave is a Senior Account Representative, specializing in serving land-lease communities--both new development and re-developement of older communities in densely-populated areas. His 20+ years with the company make him an invaluable asset to our retailers and customers.

Joe Heberling is an Account Representative who joined our team in 2002. Joe has extensive knowledge of the product, construction techniques, and building code requirements--delivering outstanding service to builders and developers.

Shannon Williard is the Senior Sales Administrator, working across the entire sales team to assist in serving customers by liaising among the sales, engineering, and production teams. She also plays a key role in our continual product development.

Rich DiBiase is a Sales Administrator with over 15 years of sales and service experience in real estate and finance. He brings a wealth of knowledge and experience around housing market conditions and assisting clients with their new home needs. In his down time, Rich enjoys spending time at his camper along the Susquehanna River with family and friends.
